Housing reports
Housing Reports is under Content in the left-hand menu. It holds your monthly local housing market reports — a PDF you upload, plus the key figures pulled out of it so they can be shown on the website without anyone reading the PDF.
Housing Report Areas, a separate small screen also under Content, is the list of cities/counties/neighbourhoods a report can be filed against — set that up first.
There is no draft. There's a separate Published checkbox that hides a report from the website — see below — but saving otherwise takes effect immediately.
Adding a report
- Click Housing Reports in the left-hand menu.
- Click Create New.
- Choose the Area — must already exist in Housing Report Areas.
- Choose the Month and Year.
- Upload the Report PDF — required.
- Click Save (the extraction button below needs the report saved first).
- Use Extract Data from PDF to fill in the market figures automatically, or enter them by hand.
- Check the figures, then check Published is ticked if the report should be visible.
Extracting figures from the PDF
Under the Market Data tab, click Extract Data from PDF. This sends the uploaded PDF to an AI service (Gemini) that reads the numbers out of it and fills in the fields below automatically — median sale price, inventory, closed sales, days on market, and the price-distribution breakdown.
- You must save the report first — the button is disabled until the report has an ID.
- While it runs, the button shows Extracting... and a status message underneath.
- On success, you'll see a green message with a confidence percentage, and the page reloads with the fields filled in.
- On failure, you'll see a red "Extraction failed: ..." message with the reason. Nothing is changed — you can retry, or fill the fields in by hand.
Always check the extracted figures before publishing. A lower confidence percentage is a signal to check more carefully, not a reason to distrust every number — spot-check against the PDF either way. The AI Extraction tab records when it ran, which method was used, the confidence score, and the raw response, for reference if a figure looks wrong later.

Price Distribution
A breakdown of sales by price band (e.g. "$200,000 - $299,999") as a percentage. Eight bands are pre-filled at zero — fill in the real percentages, whether by hand or via extraction.
Published
Unticking Published hides a report from the website without deleting it — use this for a report that isn't ready yet, or one you need to pull temporarily.
Housing Report Areas
Each area has a Name, an Area Type (City/Market Area, County, or Neighborhood), a Display Order, and Active checkbox (inactive areas drop off the website), and an optional description. Set these up before you can file a report against them — a report requires an area to already exist.
If a figure looks wrong
- Open the report and compare the field against the source PDF.
- If it was extracted by AI, check the AI Extraction tab's confidence score — a low score is worth a closer check.
- Correct the field by hand and save — there's no need to re-run extraction after a manual fix.
Where this appears on the website
At /housing-reports/ followed by the report's ID. A Housing Reports List block (browsable by year) or a Housing Report Area List block (browsable by area) can be placed on a page — see Page blocks.
